A34 is a ground up, Opportunity Zone development that sits on a 5.03-acre site at the corner of Pasadena Avenue and Avenue 34 in the Lincoln Heights neighborhood of Los Angeles. It opened fall of 2025, replacing a functionally obsolete industrial site with a three-building campus featuring 468 mixed-income homes (including 66 low-income and 192 moderate-income units), a swath of publicly-accessible greenspace, and over 9,000 square feet of retail.

Modern living spaces join artistic inspiration, creating a pet-friendly community with style and substance. Lincoln Heights is a community with a story: as one of Los Angeles' oldest residential neighborhoods, it boasts a rich history that continues to shape its vibrant present. From the rooftop decks, many LA landmarks are in view: Dodger Stadium, downtown, the Hollywood sign, Griffith Observatory and Mount Washington.

Architects KFA Architecture envisioned the project as an oasis of greenspace. Parking lives underground in order to allow maximum greenspace. Local art is curated around A34’s campus by The Feel, an LA-based fine art focused interiors firm. Indoor amenities maintain Fitwel certification standards and include workspaces, maker rooms, lounges and gyms.
